"For an in consideration of the sum of Thirty-three Dollars paid to me the receipt of which is hereby acknowledged, I, Elizabeth W. Kerr, Executrix of H. H. Kerr, deceased, have this day bargained and sold and do herby transfer and convey to Eliza Avent, colored, all my right, title and interest as said executrix, to the following descrived parcel of land, with all improvements thereon, situate and lying in the 9th District of Rutherford County, Tenn., near the National Cemetery, and described and bounded in general terms as follows:- On the North by Ms. Virginia Henderson; South by the public road, known as the Kerr lane; East by Ed Howard; and West by Lou Hardin, containing two and one-third acres, more or less. To have and to hold to the said Eliza Avent, her heirs and assigns forever. I covenant with the said Eliza Avent that said parcel of land is unincumbered. but it is expressly understood that I make this conveyance as the executrix of H. H. Kerr, deceased, but not otherwise.
